The move-out checklist
Ten steps between you and your full deposit. Moving out with roommates? Everyone’s deposit depends on the sloppiest person — send them this.
- 1Give written notice by the deadline in your lease (email counts — keep it).
- 2Re-read your lease for cleaning and "professional carpet cleaning" clauses.
- 3Request a pre-move-out inspection if your state allows it (California does).
- 4Patch nail holes, replace burnt bulbs, and clean appliances — the cheap fixes landlords love to bill at 10x.
- 5Do a full move-out photo walkthrough of every room, including inside appliances.
- 6Photograph the empty unit on your way out — the last timestamped record wins.
- 7Return every key, remote, and fob, and get a receipt or dated photo.
- 8Send your forwarding address in writing (required to start the clock in many states).
- 9Email your landlord a move-out condition report the same day.
- 10Calendar your state’s return deadline — and follow up in writing the day after it passes.
